For a client with personal and professional interest in New York City’s sustainable future, our shared vision for this project was to transform a Brooklyn townhouse into a high performance, energy-efficient home that reflected&#38;nbsp;her environmental values while providing a space for&#38;nbsp;her family. Guided by a collaborative approach, the renovation of&#38;nbsp;this Brooklyn townhome embraced cutting-edge energy&#38;nbsp;efficiency while keeping to a very tide budged.

The home’s almost perfectly insulated shell was formed from sustainable building methods and materials, including wood fiber insulation, an air tight interior air barrier, and Austrian triple-pane windows.The exterior is clad in natural shou sugi ban siding, a&#38;nbsp;charred wood product that promotes carbon capture&#38;nbsp;and dimensional stability. The pitched roof, lined with&#38;nbsp;solar panels on both sides, provides energy for the&#38;nbsp;residence, while the array’s strategic orientation en-sures year-round efficiency. The result is a home that reflects environmental values while providing a space for a family of three and couple of chickens.

	Let’s keep it nimble. It’s about an agile approach, a simple spatial framework that guides DNA into its new context - a fresh space, with a fabulous view.

A centralized ‘spine’ organizes the space linearly from the center entry outwards. The spine itself is a doubled-up wall with overlapped openings that offers a multi surface to illustrate the history of DNA upon entry. Go left, and it guides you towards the reception through a porthole to the agents’ open workspace. Through that porthole, the wall then transforms into the comp card wall, with customized shelves organizing the current faces of DNA. At the end of the path, you land at the far corner on a raised platform lounge area and library overlooking a stunning 180 degree view of New York Harbor. Go right, and the wall leads agents and clients towards the more private conference room, dining room and administrative offices - with a different view looking west and north.

A classic brownstone with many of its original interior ornamentation and woodwork intact, it was previously broken up into apartments and in some rooms painted entirely black. A re-look into the ideal plan against the client’s programmatic wishes lends itself to reconfiguring the current layout to a triplex with a garden apartment below. It will include also a look into best use of the roof as an active space and a total interior renovation to bring the original detailing back to its glory.

Originally built in 1910, this carriage house is situate on a unique 50’ wide x 100’ deep lot in Brooklyn, NY. It was historically used as a carriage house to the large mansions set on the adjacent main avenue. The reinvention of this historic typology included a thorough evaluation of the complex program (apartment, art studio, storage, flex space), reconfiguring the main vertical connection and negotiating between more ‘public’ use versus private, and clearly establishing an indoor / outdoor connection to relate to the large rear yard

Under the auspices of the Beaverkill Land Trust, and collaboration with the clients, the design and new build will encourage and establish a respect to the land and the views while fully tapping into positional and programmatic potential of house and land.

Part of a triplex of townhomes built by James Phelan, known as ‘James Phelan Row’ in 1843, it was renovated decades ago and broken up into rental units, and most recently unoccupied for several years prior to our clients purchased the property. It was left in a haphazard state with a dilapidated old wooden extension and deck to the rear. A full reconfiguration and renovation of the interiors and front facade is necessary to maintain, upgrade and expand the home to suit the new owner’s family of six.

This narrow, historic townhouse located in a landmarked district on Manhattan’s Upper East Side had great bones but required a refresh of both layout and finishes to maximize the natural light and bring out the full potential of the home.&#38;nbsp;

	The Eckford Residence is a comprehensive renovation and vertical expansion of a Brooklyn wood-frame house built in 1901. Situated on a 25-foot-wide lot, the project addresses the dual constraints of site and program, transforming a two-family home into a 3,670-square-foot single-family residence for a family of four. The design accommodates evolving domestic requirements, particularly the need for distinct work and living spaces, while adhering to strict zoning and environmental standards.
